Is there extra charge for a short-term lease and how long you define “short term”?
3 to 5 months leases have +45% increase on the original monthly rent ; 6 to 8 months leases have +10% increase on the original monthly rent ; 9 to 11 months leases have +5% increase on the original monthly rent ; extra charge for short term lease applies to all unit types from studio, one, two, three and four bedroom apartment. What's included in the weekly rent?
All bills — electricity, water, gas, high-speed Wi-Fi — plus access to the residence's amenities (gym, terrace, cinema where available). No hidden fees.
How long can I stay?
Residences accept stays from 4 weeks to 51 weeks. Academic-year leases (typically 44 or 51 weeks) are available at a reduced weekly rate.
What’s the minimum lease for each building?
No leases less than 12 months in Montana, Dakota, Alto and Landsby ; No leases under 9 months for any 2 or 3 bed apartments.

All our buildings now have their own fitness rooms, except for Robinson which we expect to be completed in in first quarter of 2022.
Can I view the residence before booking?
Yes. Viewings can be booked directly through the AI Agent — slots are available Monday–Saturday, 10am to 7pm.

We have a secure underground parking available for £150 per month. What's the deposit?
A four-week refundable deposit, held in a government-protected scheme. Returned within 10 working days of check-out.
Are pets allowed?
Each residence has its own policy. Marylebone House and Greenwich Quay are pet-friendly; most others are not.
What happens if I need to cancel?
Free cancellation up to 30 days before check-in. After that, a 4-week charge applies, or you can transfer your booking to another resident.
