All bills — electricity, water, gas, high-speed Wi-Fi — plus access to the residence's amenities (gym, terrace, cinema where available). No hidden fees.
How does Standard differ from Classic?
Standard studios sit on the lower floors with a slightly smaller footprint. The fittings and appliances are the same as Classic — you keep the full Miele, BOSCH and Herman Miller specification.
What's the difference between Classic and Deluxe?
Deluxe studios are larger (18–22 m² vs 12.7–17.9 m²), sit on higher floors, and include a dedicated living area with a full kitchen. Classic is the core product — everything you need, efficiently arranged.
What does 'NHM view' actually mean?
The Classic Plus studios are front-facing with direct sightlines to the Natural History Museum. The turrets fill the window frame.
Is the kitchen in Deluxe separate from the bedroom?
Deluxe studios have a dedicated living area — the bed is positioned away from the full kitchen, giving you a studio-plus-lounge feel rather than a single room.
What makes Deluxe Plus different from Deluxe?
Deluxe Plus is the Deluxe layout with a protected view of the Natural History Museum. Oversized museum-facing window and premium bedding pack are standard.
What does 'individually designed' mean?
Each of the sixteen Bespoke studios has its own floor plan. Some have balconies, some have double-height ceilings, a few are one-bedroom apartments. No two are identical.
What is a mezzanine layout?
A split-level studio. The bed sits on an upper platform reached by a short staircase; below is a full living and work area. Double-height glass frames the NHM view.
Why are Superior Mezzanines more expensive?
Three studios on the top floor with the largest footprint, panoramic South Kensington views, walk-in wardrobe, premium kitchen with wine fridge, and on selected rooms a private terrace.
Are there stairs inside the room?
Yes — a short internal staircase to the sleeping platform. Comfortable for most residents; not recommended if stairs are a concern.
Why are Standard studios cheaper?
Lower floors and smaller square footage. Everything else — bills, services, amenities — is identical to higher tiers.
Do all Superior Mezzanines have a terrace?
Two of the three do. The third has extended glass with the same panoramic view.
Only three Classic Plus studios?
Yes. Classic Plus is our smallest tier — three front-facing rooms. They typically book by May for September move-in.
Can I upgrade from Classic to Classic Plus?
Classic Plus is the same layout as Classic with an NHM view — only three in the building. Subject to availability at booking.
Do Deluxe studios come with a dishwasher?
Yes. Deluxe and Deluxe Plus include a full kitchen with oven, induction hob and dishwasher.
How long can I stay?
Residences accept stays from 4 weeks to 51 weeks. Academic-year leases (typically 44 or 51 weeks) are available at a reduced weekly rate.
Can I choose a specific Bespoke layout?
Yes. Once you book Bespoke, our concierge walks you through the available layouts still in the collection and you select the one that fits.
Do I get the same amenities on a Standard studio?
Yes. Access to the gym, cinema, rooftop terrace, spa and every building service is the same across all tiers.
Do Bespoke studios cost more because of the upgrades?
Bespoke is £1,225/week — a fixed rate regardless of which layout within the collection you choose.
Can I view the residence before booking?
Yes. Viewings can be booked directly through the AI Agent — slots are available Monday–Saturday, 10am to 7pm.
What's the deposit?
A four-week refundable deposit, held in a government-protected scheme. Returned within 10 working days of check-out.
Are pets allowed?
Each residence has its own policy. Marylebone House and Greenwich Quay are pet-friendly; most others are not.
What happens if I need to cancel?
Free cancellation up to 30 days before check-in. After that, a 4-week charge applies, or you can transfer your booking to another resident.
